MB BIM reviews shop drawings and design details to create a highly detailed model and drawing for a specific building element or area of the building. We work with the general contractor and other trade contractors to establish sequencing and resolve installation concerns for high risk or common areas, including building envelopes.  High risk areas can be mocked up virtually, like a physical mockup at a fraction of the cost.

This service includes:

  • Review design drawings and details related to the area or elements of concern.

  • Review shop drawings, cut sheets, and installation drawings from each trade subcontractor

  • Coordinate with the GC and each of the trade subcontractors to establish sequencing and resolve installation / geometrical concerns prior to installation.

  • Assist the client in producing RFI's

  • Create a highly detailed model (up to LOD 400) that clearly addresses the items listed above.

The advantages of this service include:

  • Creating a virtual mock-up of high risk or common areas can help mitigate risk because it allows the GC and all affected trades to identify and resolve areas of concern, prior to installation in the field. The drawings can then be used to clearly define sequencing, installation technique and interaction between all trades.

  • Coordinating and sequencing high risk or common areas, prior to installation, increases field productivity because the location and coordination with other trades has already been established in the drawings at the time of installation. Delays in the field due to RFI's or questions to the design team and owner are significantly reduced.

Additional advantages of this service include

  • Having a coordinated drawing where the sequencing and interaction between all trades is shown reduces rework in the field.  Rework in the field due to RFI's and questions to the design team and owner is significantly reduced because they were already answered during the coordination process.

  • Through the coordination and modeling process, more options can be evaluated resulting in a better product. The coordinated drawings can be reviewed and approved by the design team and owner, confirming that the design intent is met. Finally, the drawings can be used to QA/QC the installed product.
